Terms and Conditions

Making a booking is very easy, but we ask you to please read the following regulations before you go ahead:
The minimum booking period is 3 days for apartments located in the historic centre and 7 days for villas and beach apartments (from Saturday to Saturday).

Please note that an email notification of availability does not constitute a confirmed reservation and the property remains available to the public for bookings.

Options are issued on request for a period of 1 days and expire automatically and without any further notice if the reservation is not confirmed by the expiration date.
Reservations are not to be considered confirmed until a 30% deposit is paid by credit card on the web site or by wire transfer and a copy of the wire transfer receipt has been preferably emailed or faxed to +39 055 660 745.
If you paid  the deposit directly on the web site you will receive immediatly the voucher or upon receipt of the bank transfer receipt you will receive a written confirmation of your booking and on receipt of the wire transfer (which takes 4-5 days) you will be issued a voucher containing all necessary information to gain access to the booked property.
The balance is required to be paid 60 days prior to arrival, by credit card on the web site or by wire transfer.

Its not allowed to arrive with more people than stated on your voucher. Any changes such as guest names and total number of people staying at the property, need to be communicated to the owner of the property or his representative and have to be approved of prior to your arrival.
The owner or representative reserves the right to cancel the booking and/or turn away guests, if they have failed to provide the requested information ahead of time and therefore not having adhered to the regulations set out above.

We require the following information from you to complete the booking: Surname, name, Place of birth, date of birth, home/work number, mobile number, home address, nationality, number of people (please specify if adults or children).

Cancellation policy: The paid amount in advance  is non-refundable. If you cancel less than 60 days before the check-in you will pay the total  balance of the rent of your reservation.

Animals are not allowed in any of the apartments or villas, even if well behaved, unless previously authorised by the owner. The owner reserves the right to turn away guest who arrive with unannounced pets.

The pool, where available, is open during the time periods indicated in the property descriptions.

The owner is allowed to gain access to the property during the guests stay to carry out necessary maintenance work to the garden and pool. Dates and times will be communicated to the guest at their arrival.


Utilities costs: They are not included  For long periods the meters will be read on arrival date and again on departure date. The amount is usually deducted from the security deposit which is returned to the client at the end of the holiday. For short periods, a daily amount is required as described in the selected structure.

The cleaning is always excluded from the rental and can either be paid at the time of arrival or deducted from the security deposit.

We would like to remind you that renting a property is different from renting a hotel room where a manned reception is available around the clock. Kindly advise of your approximate arrival time 1 week prior to your stay. The owner or his representative will meet you at the property to welcome you and hand over the keys.
Check-in is from 17:00-18:00. A more suitable time can be agreed on prior to arrival. To do so please send us an email confirming the property name, the booking period and your preferred arrival time.
Check-out time is by and no later than 10am. We can arrange a check-out on the evening prior to departure for clients with a very early morning leave.

We will do our utmost to please our clients needs.

The client is required to pay a security deposit to the owner or his representative upon arrival. The amount differs according to the length of stay and the type of accommodation stated on the voucher. The deposit is returned to the client at the end of the vacation following check-out procedures and damages will be deducted from the deposit. Unless already included in the rental, utilities costs such as gas, electricity etc will also be deducted from the security deposit.

All properties are fitted out with towels, bed sheets, blankets or duvets. Utilities such as washing machine, dishwasher, internet connection, filter coffee machine, toaster, iron and iron board etc are listed in the property description if included. Drying machines are not commonly used in Italy and therefore not supplied.

We will do our best to solve any problems and answer all your questions regarding our properties, to ensure your stay will be an unforgettable, wonderful memory.
